Why burst pipes here are tricky
Downtown Englewood has the city's oldest mix of buildings. Many homes near Broadway were built long before modern plumbing codes, and plenty of storefronts have apartments or offices above them. That changes how a burst pipe behaves.
In a stacked building, water from an upstairs unit runs down through the floor and shows up in the ceiling below, sometimes in a different tenant's space. In older homes, plaster and lath walls hold water differently than drywall and take longer to dry. Old galvanized or copper lines in outside walls are also the first to split on a hard freeze.
If you rent or own a mixed-use building
- Renters: shut the valve under the sink or toilet if you can, take photos, and tell your landlord or manager right away. Then call us so drying can start.
- Building owners: shut the main valve and check every unit below the leak, not just the one where the pipe broke.
- Shop owners: water under display floors and behind fixtures needs to be found before you reopen. A quick dry-out keeps you from closing longer later.
How we dry older homes
Plaster walls and old hardwood floors need patience. We take readings first, use dehumidifiers sized for the space, and avoid tearing out original materials that can be dried in place. You get photos and daily readings for your insurance file. More on how drying works.

Questions from Downtown Englewood homeowners
Who pays when a pipe bursts in an apartment above a shop?
It depends on where the pipe was and the leases and policies involved. Usually the building owner's policy covers the building, and each tenant's policy covers their own belongings. Photos from every affected unit help sort it out.
Can plaster walls be dried instead of replaced?
Often yes. Plaster handles water better than drywall if it's dried properly. We check it with meters and only remove what has lost its strength or bond.
